Hi potential future housemate,

My name is Oliver and I’m the owner of a beautiful property that we call the Zen Den. We are located on a peaceful street just off Hawthorne Blvd in Inner-SE Portland. We are seeking a new housemate for a room opening up on July 1st. This is a unique multi-dwelling property with several different units. The living spaces are as follows:

Space Breakdown
Main House Upper Two Floors: 5 bedrooms, each rented individually + large shared kitchen / living / dining. 4 bedrooms upstairs, 1 bedroom on main floor (this is where the open room is).
Main House Basem*nt: Independent two bedroom apartment
ADU: 1600 sq foot ADU with rooftop deck (I live here)
Outdoor Space: Hot tub, outdoor shower, seating area for 16 people with a big fire pit, beautiful landscaping with 150+ plants with irrigation

All common areas in the main house + all the outdoor space in front of the ADU is shared.

Background on the property:
The home was originally built in 1906. I bought the property in 2018 as a major fixer and remodeled the house down to the studs for a complete re-build. I also built a large ADU (basically a 2nd home located behind the main house) which I live in. I poured literally blood, sweat and tears into this property (literally) to create something special. There is a lot of attention to detail with this property and many high-end finishes that you don’t typically see in rental properties (you can get a more of a feel from the photos).

Creating this co-living space is a labor of love for me and making a profit is not the primary objective. Rather the main focus is to create a warm and welcoming space that fosters community. Everyone who lives on the property is part of the greater co-living environment. We share some really awesome amenities like the hot tub, outdoor area and multiple common areas. We have a monthly house meeting but don’t have a rigid structure. Housemates live and play together sometimes but also live independent lives. Sometimes folks will also cook together. We plan to host some small gatherings at the house too.

Location:
The home is located on a quiet street between Hawthorne and Division at SE 34th. Walk score is 94 and bike score is 100. Some of the best restaurants, bars, coffee shops and parks in Portland are walking distance! Bike, walk or jog to Laurelhurst Park, Mt Tabor and Sewallcrest Park, Ladd's Addition, the Eastside Waterfront, Downtown and more. Enjoy the many trees in the immediate vicinity including cedar and pine trees. The location is perfect - it's very central and yet is quiet enough to listen to the birds in the morning and crickets at night. Current and past tenants have given the location a 10/10 review. The home is also located on a street with a bike lane!

Housemates:
Generally speaking, we are in the age range of about 30-40 years old. We enjoy healthy living and a clean living space. Here are some more details about each specific person:

The Cedar Room: Open

The Meerkat Room: J - Book editor. Also works at TriMet supporting people with disabilities. Enjoys philosophy, reading and cooking

The Sun Room: D - Uber driver and local DJ. I Enjoy relaxing in the hot tub. Also offers to clean the housemates cars as a kind gesture.

The Ponderosa Room: Open

The Lair (downstairs apartment): C - Entrepreneur in the health and wellness space currently getting his masters in accounting from Portland State. Enjoys yoga, gardening and music festivals.

The ADU: Oliver - Entrepreneur running a health supplement business. Owns and manages the property. Enjoys acro yoga, ecstatic dance, chess, outdoors, and travel. Has been to Burning Man five times.

You: We are open to anyone who is respectful and emotionally mature. We are also looking for someone that fits in with the energy of the housemates.

Open Room(s) Description:

The Ponderosa Pine Room: This room faces east with a seasonal view of Mt Tabor. On sunny days, you’ll get direct beams of sunlight coming into the room in the morning. It’s pretty magical. The room has a large window, about 7 feet in diameter. It's a great room for someone who wants to have a couch or desk, (or both) in their bedroom for working from home and lounging. The dimensions are at 15.5x10 (155 square feet)
Rent is $885 + Utilities
Move-in Date: July 1st

The Cedar Room: This room would be what you could consider the master bedroom of the house. It faces east with a view of a lovely cedar tree. The room is quite large, measuring in at quite large measuring at just over 200 square feet! The dimensions are 12x17. There are a ton of options for layouts. Past tenants have had a king size bed and office setup without the room feeling crammed. It’s the only bedroom located on the main floor of the house. There is a bathroom just a few feet from the doorway into the bedroom. It has a beautiful light fixture with many bulbs, large window looking right at a mature cedar tree, hence the name.
Rent is $995 + Utilities
Move-in Date: July 1st

Utilities: Utilities are on top of rent and are a flat $100 which includes everything - ultra-high-speed internet, trash, water, electricity, and gas. Utilities of $100 are considered part of the rent in an all-inclusive package. The rent / utilities also covers the maintenance fees and supplies for the hot tub.

Move-in Fees: First month’s rent + $800 Security Deposit. Security deposit due within 3 days of signing lease to hold room until move-in date.

Animals: There is a preference for no animals but there may be an option for a cat. No dogs.
